THE CONVERSATION CONTINUES
A new draft.
An ongoing conversation.
You’ve been sharing questions and ideas for months. The first public draft, scheduled for November 5, gives us something new to look at together: the proposed rules themselves.
Start with what matters to you. Tell us what feels right, what worries you, and what needs another look. Public input will help inform Draft 2.
For public review. A change to zoning rules does not mean something will be built.
Simple.
Less unnecessary complexity in the rules and the process.
Clear.
Rules people can understand and use, without needing to be specialists.
Future Ready.
A code that can adapt as Dallas grows and its needs change.
-
Home types, lot sizes and neighborhood character.
Look for proposed types of housing, lot sizes and building scale. Check where each proposal would apply and how it could affect existing neighborhoods.
-
Building height, entrances and space between buildings.
Look for proposed rules for height, building placement and entrances, and how new buildings would fit beside nearby properties.
-
Sidewalks, parking and connections to transit.
Look for proposed rules for parking, sidewalks and access to buildings, including development near transit. Zoning is one part of how Dallas plans transportation.
-
Where businesses and daily destinations could go.
Look for proposed rules for shops, services and areas that combine homes and businesses. Check which activities would be allowed and where.
-
Effects on nearby homes and natural areas.
Look for proposed rules for industrial activities, distance from nearby homes, landscaping and trees. Check where each rule would apply.
-
How existing districts would relate to the new code.
Look for rules explaining how current districts would relate to the new code. This includes Planned Development, Conservation and Historic Districts, which have special rules. The effect on a property depends on its district.
